Letter to Homeowners During the Week of October 26, 2026

Dear Fairway Ridge Resident,

The Fairway Ridge Board of Directors and Property Manager are in the process of preparing for 2027. This includes preparing a budget, preparing for the election of three board members, the ratification of changes to our Rules and Regulations, and adoption of our new Assessment Collection Policy. This is the first of two letters you will receive in the next several weeks concerning this activities.

Please mark your calendar for the Annual Meeting:

• December 15, 2026 at 7:00 PM. Homeowner meeting to approve the updated Rules and Regulations and review the new Assessment Collection Policy.

• December 15, 2026 at 7:30 PM. Elections and formal approval of the 2027 budget.

As required by Illinois law, this letter serves as your official notice that the 2027 assessments will increase. We have not yet finalized the 2027 budget; however, we are working to keep the increase to a minimum for all residents. The exact figure will be included in the next letter you receive.

We are also, as required by Illinois law, notifying you that the Board is planning to make changes to the Rules and Regulations and will hold the required meeting on December 15, 2026. We have included a summary of the changes in this mailing. The complete, edited version of the proposed changes to the Rules and Regulations can be found on our website.

Additionally, the state of Illinois passed a law (Public Act 104-0734) that will take effect on January 1, 2027, which prohibits condominium, homeowner (HOA), and townhome associations from taking legal action to collect unpaid assessments unless they have first adopted and followed a formal written collection policy. Our new Assessment Collection Policy will be reviewed with homeowners at the December 15 meeting as well. The full text of this new policy will be mailed to homeowners in the November mailing.

Finally, we are asking for residents interested in running for a position on the Board to please review and submit the candidate application by November 10, 2026. 

The next mailing will include: the completed candidate summaries, the 2027 assessment fees, the new collection policy, and details regarding the annual meeting, election ballot, and election procedures. Thank you for your time and interest in making our community great!
